Opening a Bank Account in Spain
English-speaking assistance for private individuals, property owners, newcomers, self-employed professionals and companies opening and operating a Spanish bank account.
Choose the correct account and bank profile
A Spanish current account may be needed to pay rent, utilities, taxes, mortgage instalments, Social Security contributions or business expenses. The correct product depends on whether you are resident or non-resident, employed or self-employed, buying property, forming a company or managing assets in Spain.
Banks apply their own commercial and compliance policies. Having an NIE does not create an automatic right to an account, and one bank’s document list may differ from another’s.
Resident, non-resident, payment and business accounts
Resident current account
For people legally and fiscally established in Spain, usually supported by identity, NIE/TIE, address, employment and tax information.
Non-resident account
For customers living abroad who need Spanish banking for property, taxes or recurring local payments. A non-residence certificate may be requested.
Basic payment account
Eligible consumers legally resident in the EU may have rights to a basic payment account, subject to statutory exclusions and anti-money-laundering checks.
Self-employed account
An autónomo may need an account suitable for professional income, taxes, contributions, supplier payments and accounting records.
Company account
Spanish companies require corporate, beneficial-owner and activity documents. A formation account may also be needed for share-capital contributions.
Mortgage-linked account
A property buyer may open an account for valuation, mortgage payments, insurance, taxes and purchase costs, while reviewing linked-product conditions carefully.
What Spanish banks commonly request
- Valid passport or national identity card
- NIE and, for residents, TIE or EU registration certificate
- Spanish and foreign proof of address
- Tax-identification number and tax-residence declaration
- Employment contract, payslips, pension evidence or self-employment documents
- Recent tax returns and bank statements
- Evidence explaining the purpose of the account
- Source of funds and source of wealth
- Property reservation, purchase, mortgage or inheritance documents where relevant
- Certified copies, apostilles or sworn translations if requested
The bank may request updated documents later, even after the account has been operating for years.
Explain the customer, activity and origin of funds
Spanish banks must identify customers, beneficial owners, tax residence, expected activity and the economic origin of incoming funds. Large or unusual transfers can be delayed until the supporting documents have been reviewed.
Source of income
Salary, pension, professional activity, dividends, rent or other recurring income should match the account profile.
Source of wealth
Savings, business ownership, investments, inheritance or a previous property sale may need separate evidence.
Purpose of transfer
Property purchases, capital contributions, loans between relatives and business payments require a clear documentary trail.
Beneficial ownership
Companies and structures must identify the individuals who ultimately own or control them.
From initial review to an operational account
Profile assessment
We review residence, tax status, intended transactions, banking purpose and whether a personal or business account is required.
Document file
Identity, income, address, tax and source-of-funds evidence are organised and translated or certified where necessary.
Application and identification
The bank performs in-person or approved remote identification and may ask compliance questions or request additional documents.
Activation
After approval, online banking, cards, transfer limits, direct debits and tax or business payment functions are configured.
Can a Spanish account be opened without travelling?
Some banks offer video identification or other remote procedures, but availability depends on nationality, residence, documentation, bank policy and account type. Business accounts and higher-risk profiles frequently require personal attendance.
A notarised power of attorney may allow a representative to perform certain steps. The wording must cover the relevant banking powers, and the bank may still require direct customer identification or refuse representation.
Additional requirements for Spanish companies
For an SL or other entity, banks commonly request the incorporation deed, company tax number, Commercial Registry details, bylaws, administrator appointment, beneficial-owner declaration and evidence of business activity. Foreign shareholders or directors may need additional certified documents.
During incorporation, a capital-contribution certificate may be required. After registration, the provisional account must be converted into a fully operational corporate account and the company’s final tax and registry documents supplied.
Banking preparation for buying property in Spain
Before transferring purchase funds, the buyer should align the account, transfer limits and compliance file with the reservation contract, arras agreement, mortgage, notarial completion and tax payments. Last-minute international transfers can be blocked if the origin and purpose were not documented in advance.
Bank drafts used at completion must be ordered correctly, with verified payees and sufficient cleared funds. Fees and cancellation arrangements should be confirmed beforehand.
Review costs before accepting the account
Maintenance fees
Charges may depend on salary deposits, card use, balances or linked products.
Transfer charges
International, urgent and high-value transfers can involve bank and currency-conversion costs.
Cards and cash
Debit and credit cards, replacement cards and use of third-party ATMs may generate fees.
Linked products
Insurance, investment products or direct-debit commitments should be assessed separately rather than accepted automatically.
Why applications or transfers are delayed

Addresses, declarations and identification documents show conflicting countries of residence.
Unexplained funds
The transfer amount does not correspond to the income, savings or transaction evidence provided.
Expired documents
Passports, certificates, corporate registry extracts or tax documents are no longer current.
Missing translations
The bank cannot assess foreign documents without an acceptable Spanish translation or certification.

Frequently asked questions
Do I need an NIE to open a bank account?
Many banks require an NIE, especially for a fully operational resident account, property transaction or business relationship. A limited non-resident account may sometimes be opened before the NIE is available.
Can a bank refuse my application?
Yes. Subject to specific rights relating to basic payment accounts, banks apply commercial and compliance criteria and may refuse without offering the desired product.
Can I open the account from abroad?
Possibly, where the bank supports remote identification or accepts representation. The available procedure depends on the bank and customer profile.
Why is my international transfer blocked?
The bank may need documents proving the origin, ownership and purpose of the funds. Property and capital transfers should be prepared in advance.
Can a representative open the account?
A bank may accept a suitable notarised power of attorney, but can still require personal identification or decline representation.
Can the bank close an existing account?
Yes, subject to contractual and legal requirements. Failure to provide updated KYC documents, compliance concerns or commercial decisions can lead to restrictions or closure.
