Two systems with different functions

The Registro de la Propiedad records ownership, mortgages and other legal rights. The Catastro is an administrative inventory used principally for property description and taxation. Cadastral information is important but does not by itself replace registered title.

Common discrepancies

Older deeds, informal extensions, rural boundaries, subdivisions and inheritance changes can leave the systems inconsistent.

Correction procedures

The appropriate route depends on whether the error is cadastral, registry-based, documentary or physical. It may involve a cadastral application, notarial procedure, declaration of new construction, georeferenced representation, neighbour notification or court action.

Taxes and municipal records

Correcting the description can affect cadastral value, IBI, capital gains calculations, planning status and future transactions. Technical and tax consequences should be assessed before changing the record.
